Townhouses are the middle ground between an apartment and a standalone villa: a private entrance and small garden with a shared wall, at a meaningful discount to a villa in the same compound. They cluster in the New Cairo, Sheikh Zayed and 6th of October compounds, and in the newer New Capital phases. Corner units carry a premium for the extra garden and light. For families who want their own front door and outdoor space without villa-scale service charges, this is usually the most efficient buy in the compound, and the resale pool is deeper than for the very largest units.
